As House Prices in Suburbs Set to Soar

Kent Commuting Towns Prove Popular with Young Families



Experts predict that house prices in London suburbs and commuter towns are set to soar. Prices in the south-east will rise 32% over the next five years, with London making gains of 24.4%, according to Savills. Knight Frank’s Sevenoaks agent is also seeing an increase in young families moving to commuting towns in Kent.

Lucian Cook, head of residential research at Savills says: “The gap between prime London and surrounding prime regional markets has grown so wide there is now a compelling case to move out.”

The exorbitant cost of central London properties was demonstrated by the average price for a one-bedroom flat smashing the £500,000 mark in “prime London”, according to estate agent Marsh & Parsons.

Knight Frank in Sevenoaks reports that there has already been an increase in young families this year moving out of London into Kent from south and south east London from places such as Battersea, Clapham, Wandsworth, Black Heath, Chislehurst and Bromley. They are selling up in search of larger living spaces, better local schools and the pleasure of having the countryside on their doorstep. As London house prices have risen this year by about 8-10%, it is proving to be a good time for families to sell up and get more for their money further out of London.

Ross Davies of Knight Frank comments: “We are selling a lot of property in Kent within commuting distance of London and Kings Hill, near West Malling is a consistently popular choice as it is less than an hour’s commute with a direct line into London Victoria. London property prices have risen far more than season tickets, and so it is still more economical for families. Another trend we are  also now seeing more and more are people taking commuter coaches in to the city and Canary Wharf as a more relaxing and cost effective alternative to the train.”

Kings Hill, which has been built on the site of the famous World War II airfield near the picturesque town of West Malling, was named as the country’s most successful new village in a 2010 report by one of the world’s leading property agents, CB Richard Ellis*.

Award –winning eco house builder Environ Communities are now marketing two developments at Kings Hill in Kent:
