Golf Course Homes – a good investment and a great lifestyle choice

collage Golf home

With the Open Championship at the Royal Liverpool Golf Club this week (17-20th) and the Ryder Cup, the biennial Europe v US competition, at Gleneagles in September (26-28th) excitement is building amongst the 4 million golfers (8% of the adult population) that play the game in the UK today.

Golf is growing in popularity, reportedly by 17% over the last year, and the IAGTO reports three years of consecutive growth for global golf tourism. Destinations as diverse as Spain, South Africa, Scotland, the Dominican Republic, Malaysia, Ireland, Abu Dhabi, Mexico, Portugal, Turkey and Thailand have all reported year on year growth. Various sources indicate that there are well over 31,000 full-length golf facilities in the world, of which there are 6,560 in Europe, according to figures produced by the European Golf Association.

Roger Beale, Director of Golf at Royal Westmoreland in Barbados and a former member of the Canadian Tour remarks: ”Golf is popular because you can involve yourself on numerous levels. You can be casual or very serious, it all depends on how much time and effort you have to put in. Golf has many hooks – the scenery, the social side, the competition, the equipment, and the travelling. It allows you many avenues to keep you from being bored. Because of the handicapping system, you can play with anyone and enjoy a game, regardless if the person is better than you, older or younger.”

Roger notices the effect of big tournaments on his members. “Big events definitely help make golfers keener. It creates a buzz around the club and it helps people embrace the game.”

So what are the advantages of buying a home on a golf course, apart from the obvious one of proximity to the course for keen golfers?

Kim Goddard, Head of Sales at Royal Westmoreland, a 750 acre golfing estate and residential community says: “One of the biggest advantages is the fact that the view from your home and space around the course naturally has more green space, is protected from further building and is perfectly maintained. This is an important factor as often a home owner is powerless to prevent a building going up on an adjacent plot of land owned by someone else, or to upkeep surrounding land. “

Kim continues: “Interestingly 70% of the people that buy at Royal Westmoreland aren’t actually golfers, but they buy because of the space, the landscaping, the security of a gated resort and the other facilities on offer. A home in a golf resort offers a multi-generation lifestyle and is also great if you appreciate nature as the foliage  attracts a lot of wildlife, which enjoy the fruit and berries from the well irrigated trees. On our course you regularly see an array of tropical birds and even green monkeys.”

Golfing doesn’t get much better than Royal Westmorland’s world-class championship golf course – a 7045 yard par 72 course of unrivalled beauty, with views of the shimmering ocean from every hole.  Masters Champion Ian Woosnam, a homeowner at the resort, declares the course has some of the best par 3s he has ever played and that the course demands the use of every club in his bag.  At the heart of the course, is an elegant, colonial-style Clubhouse with sweeping views over the fairways to the azure Caribbean Sea.

Paul B. Altman, Principle from Altman Real Estate and Savills in Barbados says: ““At Royal Westmoreland the quality of the golfing experience and the high level of resort maintenance continue to support an increase in values for property owners. One other significant reason is the maturity of the facility; it is a proven location where the community lifestyle has achieved a level of excellence linked to its selection of amenities: restaurants, bars, pool and gym options, tennis and even and on-site rum shop. Of course, the beach facility is also a major plus. But most of all the superior golf service remains Royal Westmoreland’s main strength.”

Royal Westmoreland is marketing a variety of homes from apartments to custom built villas on larger plots.

Waterfront Homes are Proven to be Good for Your Health & Wealth

collage

Research shows that those living beside water feel healthier than those living inland, and their homes command an average premium of 54%, according to statistics by Knight Frank.

It is not clear why, but waterfront living makes people feel calmer, more relaxed and energetic. Living where you can breathe in sea breezes helps to make you feel invigorated. It is certainly known that sea water is charged with healthy negative ions that accelerate our ability to absorb oxygen and also help to balance levels of Serotonin, a hormone linked to mood and stress.

It could be linked to the concept of Biophilia which suggests humans have inbuilt to their DNA a connection to nature. Biophilic design in homes incorporates fresh air, daylight and natural materials, creating a visual and physical connection with nature and all living beings.

A keen advocate of these Biophilic design principals is the developer Environ who incorporate these aspects into their homes and most recently at their new waterfront apartment scheme overlooking the estuary at Dartmouth in Devon, ‘Sails’. Here natural materials such as wood for the flooring, stone for the worktops are utilised, whilst large expanses of glazing bring the outside in. And the balconies offer a perfect place from which to look over the water with green fields in the distance and the adjacent Coronation Park, and to watch the varied water birds and the changing colours of the seasons.

A home on the waterfront will always be in demand and is therefore priced accordingly. Waterfront homes in the South West command the highest waterside average premium in the UK of 66% according to the Knight Frank Annual Prime Waterfront Index. The report states that not all waterfront properties are equal, however, as properties situated on estuaries command the highest premium in terms of waterfront location with an average uplift of 82% compared to the equivalent properties a few miles inland!

Tony Dowse, Chairman of Environ Communities says: “The homes at Sails overlooking the Dart estuary would ideally suit those looking for a second home or a thriving place in which to retire. Dartmouth offers a discerning clientele a good social life with numerous cultural activities and societies, superb restaurants and delicatessens brimming with local fish and seasonal produce, all set in an historic port.”

The two bed apartments start from £640,000, the 3 bed apartments from £820,000 and the 3 bedroom penthouse with Japanese Roof Garden is £1,350,000.

Environ Communities, headed up by Tony Dowse, won the ‘Best Small Developer’ Award by What House Magazine and the Civic Trust’s ‘Building for Life’ Award, amongst others.  Environ create lifetime homes with a traditional and timeless beauty: from iconic, modern homes overlooking the Atlantic to spacious, unique family homes in Kentish hamlets and even cosy and peaceful retirement homes in quiet market towns. Attention to detail, landscaped gardens and sense of place and community run through everything they do.

Environ’s modern home developments aim to achieve a true sense of that old fashioned notion of “community” and this is the reason they are called Environ Communities.

Tony Dowse has been at the forefront of innovative housing and was the first developer to introduce the highly energy efficient Super E housing from Canada that has been a major factor in promoting sustainability in the UK during the past few years.

Tony believes that housing should be “of its time” but that contemporary design can still reflect the local vernacular whilst not being a pastiche. The future form of housing will be dictated by energy and sustainability criteria but this should not rule out houses having individuality and character.

In particular Environ’s philosophy is that the inside of any house should relate to the outside space and Tony works closely with both the architects and landscape designer Julie Johnson to achieve this. Environ has been commended by the Civic Trust and a number of national landscape awards including the coveted overall UK winner of the Green Leaf Award.
