Ryanair Introduces New Stansted Flights to Toulouse as it Becomes Capital of New “Super Region”

Ryanair Introduces New Stansted Flights to Toulouse as it Becomes Capital of New “Super Region”

Soon after France announced its reshuffle of new administrative regions, Ryanair introduces a daily service from Stansted to Toulouse Blagnac to take effect in November 2016.  On 1st January France’s 22 regions were reduced to 13. The Midi-Pyrénées is henceforth joined by Languedoc-Roussillon, with Toulouse taking-over Montpellier’s title as the capital of this new “super region”.

New flight routes are an indicator of increased visitor numbers to a region and often followed by a surge of interest in holiday home ownership.  The new affordable flight route thus bodes well for La Durantie, a historic chateau development situated near Albi in the Tarn department, just 50 minutes (84 km) from Toulouse. With three different airline providers now offering services from London airports to Toulouse Blagnac, the neighbouring rural areas of Cathar country are likely to come onto the radar of more British Francophiles.

The newly merged region will soon boast combined economic prosperity as both Midi-Pyrénées and Languedoc-Roussillon are leaders in research and innovation; specialising in aeronautics, space, agriculture and health. Toulouse is home to France’s pioneering aerospace industry, including the global leader Airbus Group and the country’s fastest-growing population, so it is no surprise ‘La Ville Rose’ has been elected the new regional capital.

Steeped in culture and history, this new region encompasses some of France’s “Grandes Sites” including the Cité de Carcasonne, the episcopal city of Albi (UNESCO World Heriatge Site) built around the original cathedral, the Gorges du Tarn and the Gorges du Gardon. It is expected that the eventual name, to be determined in 2016, will be “Occitanie”, a historical reference to varieties of Occitan spoken in both regions until the nineteenth Century, with the language still in use in some villages today.

The region appeals to those seeking authentic French living.  Jan Lawson (53 years) of North Yorkshire who bought a 2 bedroom holiday home at La Duranie says:

“I was particularly attracted to the Tarn because it offers the opportunity to experience the real France by integrating with the locals, and meet other adventurous expats who have discovered this hidden beauty spot.  Additionally, La Durantie particularly appealed to me as the Country Club is going to draw to a mixture of nationalities, rather than being solely limited to British residents.”

“The Tarn was attractive to me because it sits within a dramatic landscape without being extreme. I enjoy visiting the many bastide villages all within striking distance of each other, and exploring the local French markets. La Durantie’s location was a key factor in my decision making as it offers stunning views of rolling hills and vineyards from your own home.”

The master plan and architecture of La Durantie is inspired by the authentic village-style found in nearby Castelnau-de-Montmiral and throughout the surrounding region.  Designs feature gentle sloping terracotta rooftops, with the houses picking up colours of the sand and limestone used to build 17th Century farm buildings. Homes are being built on different levels in order to create realistic, staggered rooftop heights, as little hamlets are terraced into a south facing gentle slope.   Combining the best of old with new, top quality modern interiors provide luxurious comfort and each home will have its own landscaped private garden and pool.  (See ‘Le Castelnau’ 3 bed property description attached)

Phase one will consist of 57 vernacular designed single and two storey three to five bedroom, detached homes together with 2 bedroom apartments and terraced cottages. Uniquely to this region, homes come with automatic year-round Country Club membership enabling owners to experience the best of both worlds; 21st century living combined with the use of the sympathetically restored château building, facilities and club entertainment.

Residents will soon be able to enjoy a variety of “back to nature” activities right on their doorstep, including listening to nearby deer mating calls, wild mushroom foraging in the Grésigne forest, or watching the many birds of prey soaring overhead.

The first two homes are due for completion in May 2016; with a further ten homes anticipated by the end of the year. The estate will become home to 57 vernacular designed single and two storey one to five bedroom detached homes together with two styles of apartments with either 2 or 3 bedrooms.

House prices in the leaseback scheme offer a hassle-free buy-to-let opportunity with a 20% tax refund by La Durantie Management Company.  Homes range from 1-5 bed and priced from €333,732 (approx. £239,633) to €777, 530 (approx. £558,294).  *All prices are nett (after VAT refund).  A mandatory annual charge includes management charge and country club.

What Would a Brexit Mean for People With Properties in Europe?

What Would a Brexit Mean for People With Properties in Europe?

Tim Swannie, Director of Home Hunts Advises

There is currently much thought around the repercussions that would follow if Britain decides on 23rd June to leave the European Union (EU).  I don’t believe the British public will ultimately vote to leave the EU and the independent polls back this up at present. David Cameron has already negotiated a very interesting deal to stay in the EU and it is in both the UK and EU’s best interest to gain strength together.

I think there is currently much confusion surrounding the pros and cons of each camp (for and against the Brexit) and I hope both parties mount clear campaigns so the public can make informed decisions before the referendum in June.

Whatever the outcome, aside from the effect on the exchange rates, the team at Home Hunts don’t believe there will be a huge impact on those looking to relocate or buy property overseas. There are more than two million UK citizens living overseas, with approximately 300,000 in France and nearly one million in Spain (not to mention the Europeans who are living in the UK of course). If the UK choose to leave the EU, there will no doubt be a solution put in place for the freedom of movement within Europe.

With regards to exchange rates, the value of the pound has been affected already and I am sure we have some volatile weeks ahead whilst the outcome of the referendum remains uncertain. However, Home Hunts hasn’t seen any immediate impact on enquiries, viewings or sales. In fact, last week was the best week in our entire history (since 2005); we helped seven clients get offers accepted on properties (with a combined property value of more than 27 million Euros). Of the seven buyers, three of them are British.
At present, enquiries for Home Hunts are at an all-time high. If the UK votes to remain in the EU then it is predicted that the pound will surge in value, which will no doubt lead to more interest in French property from the UK.
There are some excellent deals to be had on French property at the moment. Prices have slowly come down over the past few years but have now stabilised in most areas and in fact, a slight rise is forecast in certain destinations (Riviera, Paris etc) this year. Interest rates are still at an all-time low with the banks which will not last forever either. The pound is down against the Euro when compared to where it was twelve months ago, but it is still stronger than it was for the five years preceding that. We have found a lot of clients have kept a close eye on the market over the past few years following the global recession. Last year we saw a sharp increase in sales and this seems to be continuing in 2016.

Home Hunts is certainly not shying away from the European Union and on the contrary is launching its luxury property search service in Spain in the coming two months; so we are looking forward to a very positive year ahead!

New Caribbean Homes in a Top Trending Destination

New Caribbean Homes in a Top Trending Destination

Saint Lucia has been listed among the top trending destinations for 2016 by American Express Travel.  Only seven top trending destinations have been listed with Saint Lucia as one of only two Caribbean destinations to be ranked this year.  The new fully-serviced homes recently launched at The Landings, St Lucia offer the last chance to buy freehold beachfront villas on this popular island.

Since the start of the year several travel agencies and travel related companies have listed St. Lucia high on the chart of go-to destinations.  This is good news for those wishing to rent-out their holiday homes; which are automatically entered into the 5 star hotel stock at The Landings through the managed rental pool.

St. Lucia was also ranked as one of the least expensive destinations in the Caribbean, which is good news for holiday home owners and holiday makers alike.  St Lucia is epitomised by its awesome twin Pitons which sit magically on the south west coast of the island in the town of Soufriere.  A UNESCO World Heritage site, the Piton Mountains are two famous volcanic cones that rise from the sea.  The island’s diverse topography with mountains, waterfalls, lush rainforest and 98 miles of stunning coastline of black volcanic sandy beaches as well as mile-long white sandy stretches, means home owners don’t tire of coming back time after time.

Suitable for well-heeled American Express Travellers and others considering investing in a holiday home, the 3 bedroom Super Grand Beachfront Penthouse is the top of the range home at The Landings. This stunning three bedroom penthouse on the third floor is priced at $3,750,000 (approx. £2,424,000) and is generously proportioned with a 2,325 ft2 interior.  The super-sized 1,065 ft2 terrace is larger than some city apartments and comes with plunge pool.  The heated, jetted plunge pool tempts owners to relax to the sound of the sea and admire the view of the white sand and historic Pigeon Island.

This home is part of the final phase of beachfront homes which will be the last opportunity to buy FREEHOLD property directly on the beach in St. Lucia.  Properties so close to the sea are normally only available on a leasehold basis so this provides a unique opportunity to own a luxury home with part of a Caribbean beach and five-star resort facilities included.

The modern Caribbean interior is a luxurious home-from-home. It features a fully equipped high-end kitchen with premium-brand appliances, a spacious living room, dining room, cloakroom, bedrooms with en-suite bathrooms and four poster beds.  Interiors are finished in high quality materials such as stainless steel, exotic wood, imported tiles and stone.

PRICE SUMMARY: Beachfront Villas start at $1.3K to $4 million. All new properties are from the $600K upwards.

P1 Communications hired to put ‘The Tarn’ on the map as a tourist destination

P1 Communications hired to put ‘The Tarn’ on the map as a tourist destination

Le Tarn Tourisme, the official tourist board for The Tarn, south-west France, has appointed P1 Communications, to manage its media relations and PR campaigns for the UK and Irish market.

P1 Communications, a London-based travel PR specialist, will focus on raising the profile of the undiscovered, south-west corner of the Midi-Pyrenees to both consumers and travel partners. P1’s campaign will focus on brand collaborations, strategic partnerships, media relations, promotions, competitions and implementing a solid social media strategy.

Paul Salvador, Director of Le Tarn Tourisme commented:

“First and foremost, the aim is to raise the profile of the region and increase visitor numbers. It is unbelievable that this rural region is unknown by most Brits, this is a great opportunity to get ‘The Tarn’ firmly on the tourist map.

We are confident that P1 Communications will deliver and we look forward to a long working relationship.”

With the new daily winter flight route from London Stanstead to Toulouse with Ryanair due to begin on 1 November 2016, the region is already becoming more accessible to the UK traveller. P1 Communications hope to capitalise on this and put the area on the map as a tourist destination.

The Tarn is most famous for being the birthplace of Henry de Toulouse Lautrec, born in the city of Albi in 1864. Steeped in culture and history, the region is home to the episcopal city of Albi (UNESCO World Heritage Site), the historical bastide towns of Puycelsi (listed among the most beautiful French villages), Cordes–sur-Ciel and Castelnau-de-Montmiral.

Gaillac is one of France’s premiere wine regions, with the first wine plantation dating back to the Roman times. Stay amongst the vineyards at one of the many rural wine chateaus in the area or spend the day sampling the local food and wine at one of the many food markets.

Escorted by our professional photographer and guide, trekkers will venture off-the-beaten track to observe Mauritian wildlife and take some great pictures to take home as unique souvenirs. The Frederica Nature Reserve is one of the few places on the island to shelter three endangered bird species: the Mauritius Kestrel, the Echo Parakeet and the Pink Pigeon.

Quinzino, guide and photographer at Frederica Nature Reserve: “I have been a professional photographer for ten years and I particularly enjoy nature photo shooting. I like venturing into the reserve to capture rare birds and wild blooming flowers on my camera. My mission is to bring visitors to contemplate exceptional scenes of nature. Such an activity requires patience, observation and listening skills, but the outcome is worth it: the satisfaction for visitors and myself to leave with invaluable pictures of Mauritius’ beautiful wildlife.”

Not Your Average School Trip

Not Your Average School Trip Immersive Educational Tours of China with The Dragon Trip

What’s the best way to get school children interested in learning about China? Giving them the chance to learn kung-fu with Shaolin monks, search the Qinling Mountains for wild pandas, and watch the sunrise on a secluded section of the Great Wall should be a good start – and The Dragon Trip is making this a possibility.

More and more schools are now teaching Mandarin, as it’s widely recognised that China, the growing superpower, will soon be one of the world’s most prosperous nations. Late last year Chancellor George Osborne visited China, and whilst there announced a £10 million funding boost to increase the number of schoolchildren learning the language. It is hoped that more than 5,000 additional pupils will be studying the language by 2020.

The Dragon Trip – formed by a small team of knowledgeable China enthusiasts in 2010 – has established itself as one of the leading specialists in educational tours and school trips in China.

This year they are taking around 25 school trips to China, in order to meet demand for their exceptional educational programmes. They offer nine different school trip packages, so that each group can find the tour which best suits their needs. It is also possible to create a bespoke tour, so that each school covers exactly what they want to. On the trip, groups will be accompanied by knowledgeable, local guides, who will help them discover a side of China which is missed on standard group trips.

The Dragon Trip team have used their in-depth personal knowledge of China to create these immersive itineraries. This is more than just a whizz-through tour of China’s largest sites for photo opportunities; it’s a chance for youngsters to really get a taste for this fascinating and challenging country.

What sets The Dragon Trip’s tours apart from the competition is the opportunity for youngsters to get up close and personal with Chinese culture and to experience Chinese life first hand. This includes visits to local schools, volunteering at soup kitchens and orphanages to learn about China’s wealth-gap, and visiting secluded parts of the Great Wall.

The ‘China Classic’ tour is an action-packed trip to two of China’s most famous cities, well-known for their rich history. Students will experience the contrast of the ancient Forbidden City with the modern architecture of the Olympic Village in Beijing, before heading to Xi’an on the night train to see the famous Terracotta Warriors.

The company also offers specialist tours, including a sports-focused trip, a music-focused trip and a Mandarin language and culture trip.

Examples of educational tours on offer include:

•             The China Classic School Trip (10 days; from £749pp)

•             The Language and Culture School Trip (10 days; from £690pp)

•             The Music & Culture  School Trip (8 days; from £680pp)

  • One teacher goes free per 10 students.

 Editor’s Notes

The Dragon Trip was founded in 2010 by backpacker Ramsay Kerr, a Brit who grew up in Hong Kong. The company was established to provide affordable tours of China to people who can’t speak Mandarin, and to show guests a different side of China.

Five years later, The Dragon Trip now supply tours to STA Travel, Real Gap, GAP 360, Asia Venture, TUI PLC and CRCC Asia. The Dragon Trip has established itself as the UK’s leading operator of school trips to China.
