New Developments in the Tirol, Austria, Launched by British Developer Kristall Spaces 

Kristall Spaces, a British-managed international developer in the Austrian Tirol is launching two new apartment schemes in Kühtai and St Anton at a time of strong demand from UK buyers driven by affordability, demand from an international rental market and substantial investment in ski resort infrastructure.  Currently Austrian ski resort property offers exceptional value for money with prices generally about 50% less than resorts in France and Switzerland, on a per square metre basis.

2020 Residences, Kühtai, Austria

This 16 apartment development offers exceptional value for money with prices starting at just €213,500 for a 1-bedroom apartment, €275,000 for a 2-bedroom apartment and €398,000 for a 3 bedroom apartment. Situated in Kühtai, Austria’s highest ski resort village at 2,020 metres, the apartments have breath-taking views of the surrounding peaks and are ski-in and ski-out. Kühtai was voted the best value for money ski destination in Europe by ADAC (from 100 resorts) and is the winner of the SkipassIndex 2014. Innsbruck airport is just 35 minutes away. For centuries, Kühtai was the preferred hunting estate of the Habsburgs and today Christian Count Stolberg (great-grandson of Emperor Franz Joseph I and Empress Elisabeth of Austria) runs the neighbouring Jagdschloss Hotel.

The 28 fully furnished apartments are situated in one of the sunniest parts of St Anton and are surrounded by alpine meadows with some of the best views in the valley. Offering a ski-out location, the Nassereinbahn ski lift is just 500 metres away.

Savills’ newest Spotlight Report ‘Alpine Property Market 2015/16’ reveals that Austria’s strong domestic economy and record low interest rates have resulted in a national house price growth of 41% since 2008, compared to falls of 0.9 per cent in France over the same period. Despite the increase, Austria’s ski properties are still up to 50 % cheaper than resort property in the Swiss and French Alps, triggering a growing interest from savvy UK buyers, who in practice find it difficult to buy a second home in Austria, unless it is in a resort.

The report highlights that properties in Zell am See in Austria achieve square metre prices of €5,000 to €7,000, whilst the average ski chalet in France demands €10,000 and in Switzerland €9,000 to €10,000.
