There’s No Place Like Snow – Home Hunts’ Ski Chalet Sales Bounce Back Across France

chris leder

Chris Leder, Home Hunts’ Alps / Geneva Manager, discusses the current market trends for chalet purchases, why bargains can be found, and where is currently popular in the Alps:

“The ski chalet market above 1M Euros had slowed down in terms of supply and demand for the first 6 months of 2013, but from July onwards, interest and sales have picked up considerably. I seem to be spending four days a week with clients and two in the office, whereas it was the opposite prior to the summer holidays. This is due to the excellent bank rates we are seeing (the best in 50 years), and also the amount of time that many properties have been on the market – making them very negotiable. With a move back to the old, more favourable CGT rules on second homes since September 1st, many sellers are able to offer their properties at lower prices, and new properties are coming on the market regularly. Combine this with an increase in buyer confidence thanks to all the good news coming from the UK, and the result is definitely: ‘it’s time to buy!’. We are negotiating between 10-30% off asking prices depending on the seller’s situation, and have seen some ‘eat my hat’ deals going through over the past couple of months”

Chalet, Les Tines, Chamonix – Price 2,496,000€ / Approx £2,116,000
An impeccably renovated chalet in Les Tines, with stunning views of Mont Blanc and (very rare for Chamonix) an outdoor pool! With four en-suite bedrooms the chalet offers 200m2 useable space (total 230m2) set in over 1300m2 of land and was entirely renovated in 2011 to marry the ultimate in modern decor with classic Alpine architecture.  The Lower ground floor has a wine cellar, utility room, toilet, storage area, television room/games room and a gym. A truly beautiful chalet.

Chalet Val D'Isere REDUCED

Chalet, Val D’Isere – Price – €5,000,000 / Approx £4,260,500

This is a stunning example of Val D’Isere’s classic stone built chalets – they don’t make them like this anywhere else! The rare stone roof work is seldom seen elsewhere as it is far too expensive. The chalet features five bedrooms with open plan kitchen, living and dining spaces, and is a five minute walk to the pistes. The chalet is located on the South facing side of the valley which offers maximum sunshine (not easy in Val) and was built in 2006 to a very high standard.

The property offers a total of 427m2, which includes 100m2 garage and 125m2 annex, which could be converted into a wellness or pool.
